How a Fix and Flip Loan Works
The loan is sized on two numbers: what you are paying plus the rehab, and what the property will be worth when the work is done. We advance a percentage of the purchase price at closing and hold the rehab budget in a draw account. As you complete phases of the scope of work, a quick inspection releases the next draw. Interest is charged on funds as they are drawn, not on the full budget from day one.
Terms are typically 12 months with interest-only payments and no prepayment penalty, so a flip that sells in month four pays four months of interest. Extensions are available if the market or the contractor slows you down.
What We Need to Quote
Purchase price, rehab budget and after repair value, the property address, your estimated credit score and liquidity, and how many flips you have completed in the last 36 months. Three comparable sales help us confirm the ARV and speed up the appraisal. If the contract is already accepted, tell us the closing date and we build the timeline backwards from it.
Mid-Rehab Refinances
If you bought with cash or a private note and are partway through the rehab, we can refinance, reimburse verified work completed to date and fund the remaining budget. The application collects rehab spent to date so we can structure the payoff and the draw schedule correctly.

How much of the purchase and rehab do you fund?
Leverage depends on experience, credit and the deal. Experienced flippers with strong credit qualify for the highest advance on purchase price and 100% of the rehab budget, subject to an overall cap on the after repair value. First-time flippers qualify with a larger down payment.
How fast can a fix and flip loan close?
As little as 72 hours once title and insurance are in place, with a 7 day average. Send the accepted contract and a scope of work with the application and the clock starts immediately.
How do rehab draws work?
Draws are released against completed work. Submit a draw request with photos, an inspector confirms the work, and funds are wired, usually within a few business days. There is no limit on the number of draws.
Is there a prepayment penalty?
No. Fix and flip loans are interest-only with no prepayment penalty, so selling early saves you money.
Do you lend on wholesale deals with an assignment fee?
Yes. Tell us the assignment fee on the application so it is accounted for in the purchase price and the leverage calculation.
How do I apply?

Do I need an LLC?
Investor loans are made to an entity, usually an LLC. If you do not have one yet, our Form Your LLC page will get you set up quickly, and the entity only needs to exist before closing, not before you apply.

Nationwide, with our deepest experience in Nashville and across Tennessee. Luxury and rural properties are welcome as long as the value is supported by comparable sales.
