New Construction Loans

Ground-up funding for residential and small multifamily builds.

New construction loans finance land acquisition or payoff plus the vertical build, with construction draws released against inspections. Ryser Capital understands spec homes, infill lots and small multifamily in Tennessee and beyond.

Experienced builders can qualify for higher leverage; newer builders with a licensed GC still have options.

Financing the Build

A new construction loan funds the lot purchase or pays off the lot loan, then funds the vertical build through construction draws. Draws are released against inspections at each stage: foundation, framing, dry-in, mechanicals, drywall, finishes. Interest accrues only on funds drawn, and an interest reserve can be built into the loan so there are no payments during construction.

We fund single family and townhome builds from one unit to 10 or more, spec and pre-sold, in Tennessee growth corridors and nationwide. Experienced builders get the highest leverage; newer builders paired with a licensed GC still qualify.

FAQ

New Construction Loans Questions

Do I need approved permits before closing?

Not always. We can close on the land before permits issue and fund the vertical draws once permits are in hand. Tell us the permit status on the application.

Can I build if I am not a licensed GC?

Yes, with a licensed GC on the project. Self-managed builds are considered for experienced builders.

How are construction draws released?

Submit a draw request at each completed stage, an inspector verifies it, and funds are wired within a few business days. The schedule is set at closing so there are no surprises.

Can the loan cover the lot I already own?

Yes. If the land is owned free and clear it counts as equity; if there is a lot loan we pay it off at closing.

How do I apply?

Do I need an LLC?

Investor loans are made to an entity, usually an LLC. If you do not have one yet, our Form Your LLC page will get you set up quickly, and the entity only needs to exist before closing, not before you apply.

Where do you lend?

Nationwide, with our deepest experience in Nashville and across Tennessee. Luxury and rural properties are welcome as long as the value is supported by comparable sales.
