Purchase or refinance financing for raw land, entitled land and finished lots.

Land loans fund the acquisition or refinance of vacant land: raw acreage, entitled parcels with approved plans, and finished lots ready for vertical construction. Ryser Capital lends on land that most banks will not touch, with leverage set by the land's stage and the strength of the exit.

Terms are typically 12 to 24 months, interest-only, with an exit through a construction loan, a sale to a builder or end user, or a refinance once entitlements are in place. Purchase and refinance are both available, including cash-out on land owned free and clear.

How a Land Loan Works

Land is priced on its stage. Raw acreage with no entitlements carries the most risk and the lowest leverage; entitled land with approved zoning and plans sits in the middle; finished lots with roads and utilities in place qualify for the highest advance. We size the loan on the purchase price or current value, the plan for the land, and how the loan gets repaid.

Terms are typically 12 to 24 months with interest-only payments. Most land loans exit into a construction loan, often with us, once plans and permits are ready, so the land loan is really the first leg of the project. Sales to a builder or end user and refinances after entitlement are the other common exits.

What We Need to Quote

The parcel address or parcel number and acreage, whether it is raw, entitled or finished, the purchase price or payoff and your estimate of current value, zoning and utility status, and your plan and timeline for the land. A survey, plat or site plan speeds up the appraisal. If you are buying, tell us whether the contract is accepted and the closing date.

Cash-Out on Land You Own

Land owned free and clear can be refinanced to pull capital for entitlement work, site prep or the next acquisition. Enter a payoff of zero on the application and we underwrite it as a cash-out refinance sized on current value.

Land Loans Questions

How much will you lend on land?

It depends on the stage. Finished lots qualify for the highest leverage, entitled land in the middle, and raw land the least. Experience, credit and a clear exit improve every tier. Tell us the land type and your plan on the application and we quote what fits.

Do you lend on rural or recreational land?

Yes, as long as there is legal access, a supportable value and a clear exit. Rural acreage, hunting land and recreational parcels are all considered.

Can the land loan roll into a construction loan?

Yes. Many of our land loans are the first phase of a build. When plans and permits are ready, the construction loan pays off the land loan and funds the vertical, often with no gap in between.

What if the parcel has no street address?

Enter the road and nearest cross street as the address and put the parcel number in the details box. We pull the parcel from the county records.

How do I apply?

Do I need an LLC?

Investor loans are made to an entity, usually an LLC. If you do not have one yet, our Form Your LLC page will get you set up quickly, and the entity only needs to exist before closing, not before you apply.

Nationwide, with our deepest experience in Nashville and across Tennessee. Luxury and rural properties are welcome as long as the value is supported by comparable sales.
