Why Hard Money Is Asset-Based
A hard money loan is secured by real estate and sized on the value of the property, before and after the rehab. If the borrower does not perform, the lender relies on the property, not a paycheck. That is why investors with thin credit, recent credit events or complicated income can still get funded.
What No-Credit-Check Programs Look At Instead
Without credit in the file, the deal itself has to carry more of the weight:
- The purchase price compared to the after repair value
- A realistic rehab budget and scope of work
- Cash to close and reserves in the bank
- Your completed projects, or a strong contractor if you are new
- A clear exit, such as a sale or a refinance
The Trade-Off
Skipping credit usually means somewhat lower leverage or higher pricing, because the lender has less information. If your credit is fair or better, a soft credit check often gets you better terms than a no-credit-check program. A soft pull does not affect your score, so it costs nothing to find out.
Bad Credit Versus No Credit Check
A low score is not the same as a disqualifying event. Medical collections, an old late payment or high card balances rarely kill a deal. Recent foreclosures, open judgments, tax liens or a bankruptcy still in process need a conversation up front. Tell your lender early and they can usually find a structure that works.
